Earthquake Repairs - under plantation house

Not too much to comment on here that the photos don't show - after the 2006 Kohala earthquake, this house was on shaky ground. Footed on rocks which got shifted around, we upgraded to strap pier blocks and concrete reinforced walls in the dugout areas.

This shows the transformation of an old historic home in Hawi, HI with two buildings built in 1954 and added to in the seventies. Both structures had to be completely updated due to rot and termite damage. The second story was removed as it was about to fall over anyway. And the big Norfolk pine was cut down as it was in danger of crushing the house.

On the windward side of the building, the walls were triple clad due to rot, and more rot beneath the final layer right into the supportive structures. Instead of exacerbating an already challenging weather element, we added a wraparound lanai instead on this vulnerable side to protect the building from further weather damage. It has weathered extremely well 5 years later.

Kitchen photos are of the new kitchen/dining room. Prep island is constructed of African mahogany. Floors are reclaimed/refinished robusta from the original house, harvested right here on the island.

The entryway and guest bathroom (before/afters shown just below). Replacing the small mold and rot-infested bathroom is the new, with Spazz Grigio Italian porcelain tile, custom double tiled shower with soap film-resistant glass sliding doors and Kohler fixtures which rounds out this sweet small space (you'll view more shots of this bathroom as you scroll down further toward the bottom of this page.)

The living room (and kitchen) had a cheap laminate floor laid down to attract buyers to the house, though you can see the buckling that already had begun shortly after it was installed. The new living room has new robusta floors harvested from this island, and sheetrock replaces exposed beams which needed structural work as the room was not entirely square.

The bedroom used to be in the space shown adjacent to it, below. The new bedroom is full of light and looks out onto a greatly improved landscape, with its own private lanai. The master bath is truly a luxurious addition to this lovely custom home.

So first, since this was such a massive project which required the house be mostly gutted, I've edited back to a few photos/rooms which demonstrate the work that was done. Above, you see a damaged corner on the garage and an overall view of the south side of the dwelling.

That same garage "after." Roof still to be painted after ridge repair and other repairs to save customer money on having to buy a new roof. Most of the metal was salvageable.

"After" on the west side - you can see where the corner repair was made to the left of the photo. This repair is documented in a separate post.

Roof ridge - rotted underneath, ridgecap "gone." Repaired damaged roofing by going over it with ice and water shield, then placing a new ridgecap.

Gutters were all full of growing debris - cleaned gutters and repaired and reinstalled. Most were in fine condition after cleaning, believe it or not!

This was the old kitchen counter, with another garage photo underneath (these photos were imported, I can't separate them).

More kitchen photos - all pretty worn out, rotten, abused over the years by tenants.

New kitchen, below, needless to say it needed updating. Granite countertops, new Kohler sink and faucet.

Existing stove was fine - just cleaned it up. Installed/built in new hood and cabinets, new fridge.

Now here's a bathroom renovation! More remarks, below.

Needless to say, the above tub was "gone." This was the source of all the leaking water that had flowed into walls and onto floors. The sinks and cabinets below had rotten cabinets beneath and water damage - they needed updating.

Below are "after" shots of this same room. New acrylic tub, shower doors to prevent wet shower curtains from dripping down walls.

New medicine cabinets and pedestal sinks. Old toilets cleaned up and reused.
